Arizona Housing Solutions, LLC follows the criteria listed below when approving  an applicant for unfurnished housing leases.

1. RENTAL HISTORY:  We require at least 12 months of verifiable and satisfactory rental history within the last three years.  You cannot owe any other management companies monies. Your debt must be fulfilled and verified prior to acceptance.
2. EMPLOYMENT:  We require at least 12 months of employment history. The applicant needs to provide tax statements, savings, and investments of earned income if no verifiable employment history is available. Income must amount to 3  times the rental amount.
3. CRIMINAL/EVICTIONS:  We complete a criminal search and eviction search. We comply with the AMA and Crime Free Housing Guidelines.  Applicant must have a satisfactory report to be approved
4. CREDIT REPORT: We conduct a credit report check to verify payment history, mortgage history if applicable.  Credit must be satisfactory in order to be approved.
5. ADDITIONAL DEPOSITS – Additional deposits may be required pending verification of credit, employment and rental history.  However applications may be denied based on credit, employment, rental and criminal history.

APPLICATION DENIAL

We will deny an application based on the following:

• Applicant does not meet above listed criteria
• Applicant has had an eviction
• Applicant has a bankruptcy that has not been discharged or accounts in collections ( non -medical)
• Applicant owes another management company
• Applicant has been convicted of a violent crime,  or a felony
• Applicant has put false information on the application
